Buying land in Uganda can be one of the most rewarding investments you make — or one of the most costly mistakes. The difference often comes down to how thoroughly you do your homework before any money changes hands. Here are the five things you must always verify.
1. Verify the Land Title
Uganda operates multiple land tenure systems — Mailo, Freehold, Leasehold and Customary. Before you proceed, confirm the title type and verify it at the Ministry of Lands, Housing and Urban Development. Check that the seller's name matches the title and that there are no encumbrances, caveats or court orders registered against the land. Do not rely on a photocopy — verify the original.
2. Conduct a Physical Survey
Always engage a licensed surveyor to physically demarcate the boundaries of the land you are buying. Boundary disputes are among the most common sources of property conflict in Uganda, and they are almost entirely avoidable with a proper survey. Confirm that the size on the ground matches what is stated on the title.
3. Check for Multiple Claimants
In Uganda, it is not uncommon for land to be claimed by multiple parties — family members, traditional leaders, or previous purchasers whose transactions were never formally concluded. Speak to neighbours, local council officials and community members before you finalise any purchase. A quiet enquiry early can save enormous legal costs later.
4. Confirm Zoning and Land Use
Not all land can be used for all purposes. Check the physical development plan for the area with the relevant local authority to confirm that your intended use — residential, commercial, agricultural or industrial — is permitted on the specific plot you are considering.
5. Use a Reputable Agent and Lawyer
Land transactions in Uganda require a properly drafted sale agreement and should be handled by a qualified advocate. Using a reputable real estate agent with knowledge of the local market adds another layer of protection. The cost of professional guidance is always a fraction of what a problematic transaction can cost you.
